Subdivision in Victoria: The Step-by-Step Process Explained

Subdivision allows land to be divided into two or more parcels, each with its own certificate of title. In Victoria, the process involves multiple authorities and can take 12 to 24 months from lodgement to new titles.

Planning Permit and Referrals

Most residential subdivisions in Victoria require a planning permit lodged with the local council. Once received, the application is referred to relevant statutory authorities — typically South East Water, AusNet Services, Vic Roads, and the relevant electricity distribution company.

Plan of Subdivision and Certification

Once a planning permit is issued, a licensed land surveyor prepares a formal plan of subdivision defining lot boundaries, common property, easements, and restrictions.
