Our Extension Design Process

Expanding your home with designs that integrate seamlessly with existing architecture — maximising space, light and liveability.

01

Site & Structural Assessment

We evaluate your existing home's structure, available footprint, site coverage, setbacks and any heritage or neighbourhood character overlays to determine the best extension approach and confirm what's achievable.

02

Extension Design & Integration

We design extensions that complement your home's existing character while delivering the space and functionality you need — optimised for natural light, connection to outdoor areas and seamless flow between old and new.

03

Planning Permit (Where Required)

Many extensions don't require a planning permit — but when one is needed (heritage overlays, tight setbacks, overlooking issues), we manage the council application from lodgement through to permit issue.

04

Working Drawings & Building Permit

Detailed construction drawings including structural details, material specifications, waterproofing details and NCC compliance documentation — ready for your builder to progress immediately to construction.

FAQ

Common questions about home extensions and additions in Melbourne

Most single-storey rear extensions in residential zones do not require a planning permit, provided they comply with ResCode setback, site coverage, overlooking and overshadowing requirements. Second storey additions can trigger permit requirements.

Yes. All extensions and additions involving structural work require a building permit under the Building Act 1993, including rear extensions, second storey additions and garage conversions.

Site coverage is the percentage of your lot covered by buildings and impervious surfaces. Under ResCode Standard B8, site coverage for single dwellings is generally limited to 60% of the lot area.

Yes, in most residential zones a second storey addition is permitted subject to ResCode — primarily overlooking (Standard B22), overshadowing (B21) and setback requirements. Heritage overlays may restrict additions.

A heritage overlay requires a planning permit for any external alterations, including extensions. PD Studio prepares heritage-sensitive designs that work within council's heritage guidelines while achieving your functional brief.

ResCode Standard B22 requires that habitable room windows and raised balconies that overlook neighbouring private open space within 9 metres be obscured to 1.7m above floor level, screened or oriented away from the neighbouring property.

Yes. PD Studio coordinates structural engineering for all extensions that require it — including new footings, steel beams and waterproofing specifications — included in the building permit documentation package.

Design fees depend on the extension size and complexity, whether a planning permit is required and the level of engineering detail needed. PD Studio provides a fixed-fee quote after a free site discussion.
