Common questions about NDIS housing design and SDA compliance
SDA refers to housing designed for NDIS participants with extreme functional impairment or very high support needs. SDA providers build or purchase dwellings that meet strict design standards, enrol them with the NDIS and receive ongoing SDA payments from the NDIA.
Improved Liveability (enhanced physical access and sensory features), Fully Accessible (full wheelchair access throughout), Robust (very high physical support with impact-resistant construction), and High Physical Support (ceiling hoist provision, reinforced walls and emergency backup power).
The SDA Design Standard is the NDIS-mandated technical standard all new SDA dwellings must meet to be enrolled. It sets minimum requirements for entrance paths, door widths, bathroom layouts, ceiling hoist rough-in and assistive technology rough-in.
The Livable Housing Design Guidelines (Silver, Gold, Platinum) provide a universal design framework used alongside the SDA Design Standard. Most SDA design categories require Gold or Platinum level compliance as a baseline.
SDA payments vary by building type: Apartment, Villa, Duplex, Townhouse or Robust House. Higher-density types attract lower per-dwelling payments, while detached houses in Robust or High Physical Support categories attract the highest.
After construction, an SDA dwelling must be enrolled with the NDIA before participants can be matched and payments begin. Enrolment requires a design evidence report and an independent assessor's sign-off.
Yes — SDA dwellings require the same planning and building permits as any residential development in the relevant zone. Additional council requirements may apply for DDA access ramps and accessible parking.
